Many people read a few real estate books and get so eager to invest that they just begin buying property. It is very risky. People building spec homes, for example, become “don’t-wanters” when the market slows down and they start losing money on their investment. Because you are not speculating–buying a property hoping and needing it to appreciate in value–you are ready to understand one of the most important concepts of REIC’s Strait Path System. You make your money when you purchase your property and only realize the profits when you sell it. You become a treasure hunter mining equity in homes. When you purchase a home with $50K of equity, you increase your net worth by that much. In addition, you have also set up your first major exit strategy. If, for some unforseeable reason, you would ever need to liquidate your assets, your generous equity position means you could sell at a discount in a hurry, while still making a profit.
