Q. How much does your program cost?
A. First of all, we provide heaps of high-quality free content, including articles, podcasts, videos, and recorded webinars, which anyone can take advantage of to propel them on the Strait Path™.
Our philosophy, however, is that you do not just learn real estate, but that you do real estate. This requires a substantial team and a substantial effort on our part to deliver hundreds of hours of real estate work for your benefit.
Because everyone is in a different financial situation, we offer three graduated levels in our investment program. For example, some people may have bad credit and/or low income, while others are in a position to buy many homes their first year.

A. Banking terminology for a foreclosure is called an “REO,” meaning real estate-owned. When banks have too many REOs to disposition in a short time frame, they sell them off in bulk. We call this “bulk REO buys.”
These REO packages often require hundreds of thousands, and usually millions of dollars to purchase these homes. Very few of our clients possess enough money individually to purchase such large pools.

Q. How much money do I need to invest in REO’s?
REIC works with both individuals with millions of dollars and those with limited funds for the REO investment. We customize each clients’ game plan to consider all their different options in relation to both building a local real estate empire as well as their investment with REO options.
REIC assists individuals with money trapped in under-performing qualified retirement accounts. We will help you self direct them, avoiding taxes and penalties and in turn creating an investment into the REO.
Q. What if I have no credit or bad credit? Can I still join the program and invest in real estate?

A. The typical game plan with a rental is to buy a house, rent it for 30 years, pay off the mortgage, and have a great cash flowing property.
While in theory this plan appears sound, the reality is most rentals produce negative cash flow for the first 5 years, not to mention the repair costs and other fees associated with the rental.
In addition to the financial burden, there is often an unexpected emotional burden that comes from complaining tenants, whining about what is wrong and when they want it done. It can easily become a part-time job.
As a result, the majority of investors bails out on their properties within a few years, and become the don’t-wanter themselves.

Our Home Buyer Assistance Program (HBAP) allows tenants the opportunity to be part of a proactive program with the goal of assisting the family in buying the home they are lease purchasing. This is one of the reasons REIC refers to its program as “Compassionate financing” because tenant is trained in finance, budgeting, mortgage preparation, qualifying for the home, caring for the home and much more.
The investor is also protected with proper business entities and down payments averaging $5,000 from the tenant. This creates security for the investor especially because the family commits to manage and maintain the property and all costs associate with it.
